Finding a new house in East Delray Beach usually feels like a choice between two bad options: buy a 1970s fixer-upper for a million dollars or move forty minutes west. Then there is Enclave at Sherwood Park.

It’s a bit of a weird spot, honestly. It sits on about 37 acres that used to be the Sherwood Park Golf Club. Instead of 18 holes, you now have 79 single-family homes tucked away behind a gate. Pulte Homes basically took a "disused" piece of green space and turned it into a boutique neighborhood that isn't quite as massive as the giant GL Homes projects like Lotus, but it’s a lot newer than the surrounding ranch houses from the Apollo era.

What is the Enclave at Sherwood Park actually like?

Most of these homes are one-story. That’s a big deal in Florida. No one wants to haul a vacuum cleaner up the stairs when it's 95 degrees outside. The floor plans—names like the Mystique, Palmary, Mainstay, and Prestige—range from about 1,800 to over 2,200 square feet.

People often get confused because there’s another place called "The Enclave" which is an apartment complex. Don’t mix them up. The Enclave at Sherwood Park is a dedicated subdivision of owned homes.

You’re literally 200 yards away from the Seagate Country Club at The Hamlet. If you live in West Delray (west of the Turnpike), a trip to the beach is a full-day expedition. Here? You can go for an hour and come back. You’re also two miles from I-95. For anyone commuting to Boca or West Palm, that saves about 20 minutes of sitting at traffic lights on Jog Road.

The neighborhood is also near the Delray Marketplace and the "historic" downtown district. Honestly, the best part is being able to hit the Pineapple Grove area for dinner and being back in your gated driveway in ten minutes.

Pricing and Reality Check

When these first started selling around late 2023 and 2024, they were hovering in the high $800s. Now? Good luck finding one under a million. Some of the highly upgraded Mystique models have been listed as high as $1.2 million or $1.3 million.

Is it worth it?

Well, look at the alternatives. A lot of the older homes in the surrounding Sherwood Park (the non-gated part) are selling for $700k, and they need $200k in work. When you factor in the cost of a new roof, new windows, and a new kitchen, the "new" house at the Enclave at Sherwood Park starts to make financial sense. Plus, your insurance premiums are way lower on a house built in 2024 or 2025 compared to one built in 1978.

What to watch out for

  • Zero Lot Lines: You don't have a massive buffer between you and your neighbor.
  • Property Taxes: Since these are new, the "estimated" taxes you see on Zillow are often based on the old vacant land value. Once the county reassesses, that bill is going to jump.
  • Guest Parking: Like most new Pulte communities, the streets are a bit narrow. If you throw a 50-person party, parking is going to be a headache.

Practical Steps for Potential Buyers

If you're actually thinking about moving into the Enclave at Sherwood Park, don't just look at the floor plans online.

Go drive the neighborhood at 6:00 PM on a Tuesday. See how many cars are parked in the street. See if the "vibe" matches what you want. If you want a massive backyard for a golden retriever to run marathons in, you might be better off looking at older homes in the neighboring "The Hamlet" or "Sherwood Forest" where lots are a half-acre or more.

But if you want a "lock and leave" lifestyle where the HOA handles the grass and the hurricane windows mean you don't have to put up shutters, this is probably the best bang for your buck in East Delray right now.

Check the latest "Closed Sales" on the MLS to see what people are actually paying, not just the asking price. In early 2026, we're seeing the list-to-sell ratio stay around 97%, meaning there’s a little room to negotiate, but not much.
